Well-established property management company in San Luis Obispo County is seeking detail-oriented Property Inspection Specialist to assess & document condition of residential properties. This role is evenly split between field & office work, with 50% of the time spent conducting on-site inspections & 50% dedicated to reporting, documentation, & coordination from the office. Ideal candidate has experience in property management or building maintenance, possesses strong general building repair knowledge, & can troubleshoot issues to determine appropriate trades needed for repairs. Duties include: Conducting thorough property evaluations, including move-in, move-out, & annual inspections; Utilizing inspection software to document property conditions & generating reports; Identifying maintenance needs & troubleshooting property issues to determine appropriate trade (electrical, plumbing, HVAC, etc.) required for repairs; Ensuring properties meet safety & regulatory standards; Collaborating with tenants, property managers, & maintenance teams to address concerns; Maintaining organized records of inspections, repairs, & tenant interactions; Staying informed on local housing regulations & best practices in property inspections. Required qualifications: 1+ yrs exp.; Strong general building repair knowledge & ability to assess property issues to determine necessary trades for resolution; Familiarity with building codes, safety regulations, & habitability requirements; Strong attention-to-detail & ability to assess property conditions effectively; Comfortable using property management software & mobile inspection tools; Excellent communication skills for tenant interactions & team collaboration; Ability to work independently while coordinating with remote or in-office team; Reliable transportation for travel between properties. Background in property management, building inspections, or maintenance coordination preferred. Bilingual (Spanish/English) is a plus but not required.
